Shahid Patel submitted an application to Kirklees Council to redevelop the Swan Inn site in Huddersfield Road, Mirfield, after failing to attract a retailer to take on the existing building.

The development will consist of a small-scale convenience store and two other units, which could potentially be used for retail, a cafe or restaurant, or a hot food takeaway.

Mr Patel secured permission to change the use of the site from pub to retail units in February 2012.

But two years on, there had been little interest from potential tenants.

The application also includes 38 off-street parking spaces with four disabled spaces.

Kirklees Council’s Heavy Woollen planning sub-committee backed the plans at Dewsbury Town Hall on Thursday.

Coun Karen Rowling (Lab, Dews West) said the site was desperately in need of redevelopment.
